3. Sleep quality

Impact: poor sleep produces a bad mood, and a bad mood produces a bad review.

Prevention: install orthopaedic mattresses and quality pillows. Fit blackout curtains and sound-proof windows near nightlife or roads. Offer a pillow choice, firm or soft. Tell guests upfront whether the area is quiet or lively.

4. Listing accuracy

Impact: guests arrive at a property that does not match the photos and trust is broken immediately.

Prevention: use professional photography that reflects the space exactly. Be precise: "beachfront" should mean beachfront, not a ten minute walk. Mention quirks such as low ceilings, spiral stairs or angled views. Refresh listing copy and images on a fixed schedule.

5. Air conditioning

Impact: in a tropical climate, poor cooling is discomfort, not inconvenience.

Prevention: fit AC in every bedroom as standard. Service each unit every three to six months. Provide clear instructions for the remote and a fan backup.

6. Hot water and pressure

Impact: guests paying premium rates expect seamless water systems every time.

Prevention: use high-pressure shower heads and stable water heaters. Run monthly plumbing checks. Explain timing if the system is solar-powered. Install backup electric geysers in premium homes.

7. Host responsiveness

Impact: slow or absent replies cause frustration that shows up directly in the star rating.

Prevention: automate check-in details by email and WhatsApp. Provide a 24/7 guest hotline. Respond within 15 minutes during stays. Set clear response-time expectations before arrival.

8. Missing basics

Impact: guests do not want to shop for essentials after a long flight.

Prevention: stock toilet paper, hand soap, dish soap, bin liners, salt and pepper, oil, coffee and tea as standard. Provide a starter pack for breakfast, snacks or drinks. Label everything and restock between every stay.

9. Findability

Impact: a stressful arrival ruins the first impression before the guest has even opened the door.

Prevention: send a precise Google Maps pin, photos of the entrance and access codes in advance. Include parking instructions and signage. Install welcome lighting at the entrance for late arrivals.

Prevention: phrase rules positively, for example "please respect quiet hours after 10pm" rather than "no noise or fines". Keep rules in the welcome book, not on every wall. Lead with shared values and respect rather than control.
